What it is like to live here

Spintex has absorbed a large share of Accra's middle-income growth over the past two decades. The corridor is dense with newer housing, and the retail along it means most daily needs are met without leaving the area.

It feels newer than East Legon and less formal than Cantonments, with a mix of gated schemes, standalone houses and apartment blocks side by side.

Housing stock

Heavily weighted toward developments built in the last fifteen years. Gated schemes with shared security, water storage and backup power are common, which removes much of the infrastructure burden from individual owners.

Two- and three-bedroom apartments and townhouses are well supplied, alongside detached houses on smaller plots than East Legon's.

Getting around

Good access to the Tema motorway and onward to Tema and the port. The Spintex Road itself carries heavy traffic and slows significantly at peak times, which is the area's defining daily frustration.

What to check before buying

  • Drainage on the specific street, and how it performs in heavy rain.
  • Water supply arrangements, particularly in older schemes.
  • Whether a gated scheme's service charge covers what you expect it to.

Who it suits

First-time buyers, middle-income families, and anyone working toward Tema or the port. Buyers who want a large garden and an established address will look at East Legon; buyers who want maximum land will look further out to Adenta.
