Accra Rents Climb 12% Year on Year

Rents across Accra's prime residential areas rose sharply over the past year, with the steepest increases concentrated in East Legon and Cantonments, according to an internal review of listings published on Ghana Property Finder.

What is driving it

Three pressures at once.

Dollar-indexed pricing. A large share of prime stock is priced in or pegged to US dollars, particularly where landlords are servicing foreign-currency debt or targeting expatriate tenants. Cedi depreciation therefore lifts cedi rents even when the dollar rent is flat.

Construction costs. Cement, steel and finishing materials have risen, much of it imported. New supply arrives at a higher cost base, and existing landlords price alongside it.

Concentrated demand. Households seeking security, reliable water and power, and proximity to international schools compete for a limited pool of properties in a handful of neighbourhoods.

The advance-rent problem

Ghana's rental market convention of demanding one to two years of rent in advance compounds every increase. A 12% rise on a two-year advance is a large lump sum demanded at once, not a manageable monthly increment — which is why rising rents push households out of an area faster here than the percentage alone suggests.

What it means for tenants

  • Start looking earlier. Good properties in prime areas move quickly.
  • Negotiate the advance period as hard as the rent. Landlords will sometimes take

a shorter advance at a slightly higher monthly rate.

  • Look one ring out. Spintex and Tema rose meaningfully less than the prime core.
  • Get the tenancy agreement in writing, with the term, the advance and the

renewal basis stated.

What it means for landlords and investors

Yields have improved on paper, but the risk of longer vacancies rises with the asking price. A property priced at the top of its band in a thin market can sit empty for months, and the lost rent usually exceeds what the increase gained.
